How high is a Tower Block?

Dr Who has regenerated 12 times, as I write, the Woodberry Down Estate only once, but in numerous phases.

What is happening right now, the big building site alongside Seven Sisters Road, behind Sainsbury's, is Phase 3.

Phase 4 numerically follows Phase 3. Its extent is defined in the following image

 . . and the possible height of what the buildings may be is illustrated here, where the yellow outline is what was sketched in in 2014 and the gray shapes are one of the possible options for a potential planning application, in the near future.

Now you will have noticed in that previous sentence the carefully inserted caveats. The diagram is taken from a document on the Hackney Planning pages.

A document which was presented to the Hackney Planning Sub-committee on October 27th 2021. *

Now this document is called a masterplan, and a problem with it is that it evolves. Or perhaps that's not a problem. As Planning law changes, as dangers in the use of cladding are identified, as the population of Hackney changes in response to Brexit and apocalyptic diseases and massively exaggerated government interventions, etcetera, etcetera it is only right that the Masterplan should evolve. 

So the only thing we can be sure of is that the options put forward by Berkeley Homes and their architects Lifschutz Davidson Sandilands on October 27th 2021 will change before they are put forward as a planning application.

And, probably, that the 50s council blocks will be replaced by modern blocks with a variety of tenures.

So the answer to this question, from a WhatsApp group on 15/2/22 is a resounding, don't know.

The documents I've linked to, in particular the Masterplan, is something that should interest anyone who owns property on the estate, or who has committed to living here for some time. This evolving Masterplan will set the tone for the rest of the development, so if you see opportunities to take part in public consultations, online, or in gazebos on the street, then it might just be worth a second look.
